 Platinum Listing Program

 

1.  TEAMWORK = HUGE SAVINGS:  For ambitious sellers, I will share my commission.  I will split the Buyer Agency commission of 3% with the seller, if the seller is responsible for finding the buyer.  On a $200,000 home this is a savings of $3,000 of your equity.  No other realtor in town is rewarding their clients with opportunities to keep their hard earned equity.  As a team we will sell your home fast & get Top Dollar.

2.  No Up front Listing Fee at time of signing.  Many sellers are leery of having to pay any fees up front.  This is no problem for me.  I am confident your home will sell whether you pay up front or not.  I know that to some an up front fee is not the way to do business and for those sellers I offer my Platinum Listing Program with no up front fee.

3.  2% FEE DUE AT CLOSING:  Once your home closes you will only owe a 2% listing side fee.  No hidden costs or complicated formulas just me working with you to make this your easiest sale ever.
4.  BUYER AGENCY FEE:  A buyer's agent will typically be from another real estate firm in town but could be an REA agent or even Me.  The Real Estate Agent that is responsible for bringing the buyer to your home is the Buyer's Agent and will be owed the 3% fee at closing.

5.  SAVE THOUSANDS BY WORKING WITH TIM: 

A.  If you get the buyer, you save $5,500 over a greedy traditional agent.

B.  If a Buyer's agent gets the buyer, you save $4,000 from the agent.

C.  You can’t afford to work with another agent who can’t come close to the savings I will offer you. You will also get more market exposure by listing with Timothy.  The above examples are savings based off a sales price of $200,000.

6.  Lease Option:  If you decide that you want to lease your home instead of sell or maybe do a lease purchase with the purchase delayed for 12 months, I will complete all necessary paperwork for you to start the agreement off for a fee of $1,000.  Once we get to the closing, a fee of 3% will be owed to me as your listing agent.  As is the case for all closings, I will work with you and the buyer on inspections, coordinating attorney info, home warranties, & paperwork necessary to complete your transaction.

7.  BEST MARKETING IN BUSINESS: Exposure sells homes.

a.  My Web Site www.servingu.net:  This site has a 1st page ranking on Google w/search phrase “Lexington South Carolina Real Estate” & “Real Estate Listings” This brings over 500 to 2000 BUYERS interested in Lexington Homes to see your home on my Listings page at www.servingu.net every month. 

b.  House Hunt Web Exposure:  I am the EXCLUSIVE House Hunt Agent for Lexington County.  No other listing agent can offer you this program, a program that brings 60 to 100 buyers a month giving me their personal contact information and looking at my listings.  My house hunt web site is ranked in the top 20 in Google Searches.

c.  Marketing through my 800 number service:  While other agents run out of flyers, my 800# is up and running 24 hrs a day.  Most flyers get thrown in the trash while my 800# captures your buyer's phone number giving me the opportunity to SELL them on your home.  Calling a Realtor can be intimidating, but most buyers are anxious to call an 800 number that gives free info about your home.

d.  Realtor.com Show Case Listings:  I will set up a virtual tour of your home on realtor.com.  Your home will have over 25 photos on Realtor.com to give it an edge over the competition.  For a nominal fee, I can get your home to show up on the 1st page of realtor.com search.

e.  Multiple Listing Service:  I will place nine full color photos of your home in MLS.  Most realtors only have one photo of their listings.  I go the extra mile so Realtors can see the best features in your home.

f.  Real Estate Advocates Statewide Exposure:  R.E.A. has agents, listings, & most importantly buyers that are moving from all of the major cities in SC.  We have access to buyers that other agents and companies do not.

g.  Lockbox for realtors:  I make it easy for other realtors to see your home with the use of a Lockbox.  I can place a special code on your lock box that will allow you to keep realtors from barging in when not expected.  Your home can be shown when you are not home.

h.  Virtual Tours:  Midlands Home Show or Property Show.com can provide a professional Virtual Tour of your home. 

i.  Professional looking Full Color Brochures:  My clients receive Brochures printed that include up to 12 pictures of their home, tax information for the buyer, the Property Disclosure, A plat or survey when available, & Neighborhood Info.
